Every wall in a tract home got one coat of builder flat on the day it was finished. A proper paint job with real prep is the cheapest renovation there is, and the one that changes a house the most.
The builder flat on most Murrieta walls scuffs if you look at it and cannot be washed. Replacing it with a quality washable finish, in a colour you actually chose, is the single most noticeable change you can make to a house for the money.
The job is in the prep. Nail pops and settling cracks get patched and textured to match. Glossy trim gets sanded and primed so the new paint bonds. Ceilings are cut in cleanly, not feathered. And everything is masked and covered so the floors and furniture are the same when we leave as when we arrived.
Painting oak or maple cabinets is a specialist job, and it is the one homeowners most often regret trying themselves. Doors and drawer fronts come off and are labelled. Everything is degreased, sanded, and primed with a bonding primer that grips the old finish. The colour coat is sprayed, not brushed, for a factory-smooth surface. Done this way, painted cabinets hold up to a family kitchen. Done any other way, they chip at the handles within a year.
Stucco in this climate chalks, fades on the south and west sides, and cracks at the corners of windows. Fascia boards and eaves dry out and split. The Santa Ana winds drive dust into every surface. An exterior repaint starts with a pressure wash, then stucco patching, then caulking every joint at trim and windows, then an elastomeric or high-build masonry coating that bridges hairline cracks, and a separate trim colour on the wood.

Product choice matters more here than on the coast. Exterior paint needs UV resistance and enough flexibility to move with stucco that expands every afternoon. Interior paint on a west-facing wall sees a lot of sun through the window. We use products rated for the exposure and apply them in the temperature window they are designed for, which in summer means early mornings on the exterior.

No. Furniture is moved to the centre of the room and covered, or moved out to the next room while we work. Please take down pictures and small items and clear the tops of dressers.
Yes. Most homes here have a knockdown or orange-peel texture, and a patch that is not textured to match shows through any paint. Matching texture is part of every interior paint job.
Interiors, any time. Exteriors are scheduled for early mornings in July and August so the paint goes on within its temperature range and cures properly on stucco that has not yet baked in the sun.
