Sun City: Older Homes, Bigger Changes

The Sun City core of Menifee was built as a retirement community starting in the early 1960s, and thousands of those compact single-storey homes are still there. They are solid, but they were built with small kitchens, one and a half bathrooms and a lot of finishes that have been replaced twice already. Opening a galley kitchen to the living room, converting the tub to a walk-in shower with grab bars and a low curb, and putting a slip-resistant floor through the house are the jobs we do here most. Many of those homeowners want to stay put for a long time, and the work is planned with that in mind.

The New Tracts

Everything north and east of the old core is new: Heritage Lake, Audie Murphy Ranch, Menifee Lakes, and the tracts that seem to open every year along Newport Road and Holland Road. New homes come with builder-grade finishes and a list of the things the builder charged too much for as options. Ceiling fans in every bedroom, a tiled backsplash instead of the four-inch counter lip, taller baseboards, painted accent walls and the garage shelving are the first-year projects in these neighbourhoods.
