Homes Built for a Different Era

Canyon Lake was developed from 1968 on, and most of its homes date from the 1970s and 80s. That means kitchens that were remodelled once in the 1990s and are due again, bathrooms with the tile and colours of their decade, popcorn ceilings throughout, and a good chance of a sunken living room or a wet bar somebody wants gone. These are satisfying houses to renovate: they were built individually rather than as a tract, many have real views, and the work makes a visible difference.

Working in a Gated Community

The gates mean every visit needs to be arranged in advance, and the Property Owners Association reviews anything that changes the exterior. Interior work is yours to decide, but repaints, doors, windows and anything visible from the street or the water go through architectural review. Waterfront Considerations

Lakefront homes see more moisture, more sun off the water and, on the windward side, more weather than the inland lots. Exterior finishes are specified with that in mind, and bathrooms get proper ventilation.

Can you get through the gate?

Yes, with your guest authorisation for each visit. We plan the schedule so you are not fielding gate calls all day.

Does the POA need to approve my project?

Interior work, no. Exterior paint, doors, windows and anything visible from outside, yes. We will help with the architectural submittal.

Can you remove popcorn ceilings in an older Canyon Lake home?

Yes. For homes from the 1970s we recommend a quick asbestos test on the material first, and we will tell you where to send a sample. Once cleared, removal, skim coat, new texture and paint are a routine project.
